Is the association on a calendar or fiscal year?

LLPOA operates on a fiscal year from April 1st through March 31st.

 

What are my yearly assessments?

The total assessments for the current fiscal year (2023-2024) are $1,347.00 and (2024-2025) $1637.00

 

When are my assessments due and how can I pay them?

Payments are due April 1st of each year.  The association offers several options for payments including a 2 part, 3 part and monthly plans (please contact the administration office for details).  Payments can be made by check, money order or credit card at the administration building during normal business hours Monday-Friday from 8:00 AM – 4:30 PM. You can also deposit a check in the drop box located by the front door on the administration building. ***CLOSED FROM 12:00 pm to 12:30 PM FOR LUNCH***

 

What do I get for assessments/dues?

All assessments, dues, fess, etc., are used solely for the operation, maintenance, future maintenance, upkeep, expansion etc. of the Association.  This includes, but is not limited to, attorney, insurance, accounting and auditing services, access and use of amenities including an archery and skeet range, beaches, boat ramps, clubhouses, fitness area, pavilions, picnic areas, playgrounds, open fields, swimming pools, tennis courts, basketball courts, numerous lakes and ponds, quarterly newsletter, gated community access, 24 hour safety patrol, administration building, maintenance building/area, street maintenance to include snow plowing, association employees to include a general manager, office and maintenance staff and much more.

 

What are the Administration Office Hours?

Administration office is open Monday thru Friday 8:00 am to 4:30 pm. The office is closed from 12:00pm - 12:30pm for lunch.

Can I rent out the clubhouse or pavilion areas?

Yes. 

 

The clubhouses can be rented in 4 hour time blocks or for the whole day. The rental fee and deposit are due at the time of booking. 

4 Hour Time Block: $250.00

Full Day Rental: $450.00

 

 

Pavilion Rental: $150.00 for the day.

 

What are the Gym hours?

24/7

 

Where is the gym located?

Behind the Land’ Or Clubhouse.

 

Why won’t my card open the gym door?

In order to have access to the gym, residents have to pay a membership fee of $350.00. This is currently a one-time fee and covers everyone in the household 18 and older, 16 & 17 year olds may use the gym, but must be accompanied by someone 18 or older. 

 

Are there fees for my guest to use the facilities? 

Guests are able to enjoy most of the amenities of the association with residents at no charge. Additional pool passes, if needed are $5.00 each.  On occasion, the association may sponsor special events that require a nominal fee for guest to attend.

 

When are the board meetings for the association?

The board currently holds a work session the 2nd Wednesday of each month, with the regular board meeting the 4th Wednesday of each month (location may change from one clubhouse to another).

 

How can I join one of the association's committees?

You may pick up a LLPOA Committee Interest Form in the administration building during working hours or download the form on the website.

 

Does the association offer leaf pickup?

No.  The association does provide a leaf drop off area by the dog park in the general campground area.  Residents can also obtain a burn permit from the administration office and burn leaves in a barrel or other fire safe container.

 

Do I have to register my pets with the Administration Office?

Yes. All dogs and cats must be registered with administration office. The form may be found on our website, lakelandor.org or you may come into the office and register them. For dogs you will need to provide a copy of their county license and rabies certificates. For cats you will only need to provide a copy of their rabies certificate. There is a $2.00 fee for each pet and you will receive a tag with a  # on it for your pet’s collar. This # helps us locate you the owner if your pet is ever lost.

 

How do I order the Resale Certificate?
